The villa is located a few minutes drive of Nai Harn beach, in the South of Phuket. Nai Harn is one of the most beautiful beaches on the island and it not only offers golden sands and azure water, but a selection of restaurants, bars and shops, or you can relax and have a massage or pedicure. At Rawai and Chalong (5 and 10 mins drive away respectively) you will find long tail and speed boats available, so you can visit any of the beautiful islands a short distance away.
Andaman View is located in the south east of the island and is a great base for visiting Kata (10 mins), Karon (15 mins), Patong (20mins) and Phuket Town (20 mins). All tourist attractions are easily reached within 5 - 40 minutes with a host of activities available locally. There is a number of mini markets, supermarkets and bakeries only a short drive from the villa and a selection of restaurants, shops and bars on your doorstep. There is an extensive range of both Thai and international restaurants locally.
People flock from all over Phuket to enjoy sun downers at Promthep Cape, the southern most tip of the island. There are two major shopping malls in Phuket (again, about 20 mins from the villa) Central Festival is located in the centre of the island and Jungceylon in Patong. Both are large international shopping and entertainment centres with cinemas, restaurants, international and local shops. Additionally, many sporting enthusiasts come from all over the world to train at the Muay Thai camps locally or experience Phuket's wonderful dive spots
Andaman View Villa is a recently completed, stunning four bedroomed, family villa, located in the enchanting enclave of Nai Harn Village, on the south-western tip of the tropical island of Phuket within five minutes drive of Nai Harn beach. This luxurious villa features the perfect living space for guests seeking total privacy and optimum comfort in opulent surroundings, with an unrivalled 180 degree sea and sunrise views.

The villa has been designed with particular focus on luxury living space, complete with a large infinity swimming pool, sun deck and terrace, all overlooking the Andaman Sea. For ultimate tropical living the villa is fitted throughout with high quality finishes, a European-style kitchen, designer living and entertainment rooms, al fresco dining area and superior maid's quarters.
Andaman View Villa, comprising of 850sqm under roof, is set in the exclusive private development of nine planned villas at Baan Sawan. Situated partway up a hill, the villa is accessed by a “sporting” driveway of winding concrete. Although perfectly safe, the driveway does require you to change down to first gear and concentrate when driving up. An experienced driver and vehicle can be provided (for an additional charge) when renting the villa, if you prefer not to challenge the driveway yourself.
On arrival at the villa, the view is stunning, and the spacious living room, infinity swimming pool, sun deck and outside dining table, plus western-style kitchen and four large double bedrooms, all with en-suite bathrooms, offer a tranquil environment for a larger group or two families desiring pure luxury.
The Villa's accommodation comprises of four bedrooms, all en suite, on two levels, readily accommodating 8 people, with spacious maid's quarters that can easily act as a fifth bedroom suite. Three of the four bedrooms offer sumptuous king sized beds, the fourth bedroom has two large single beds. All beds have crisp white, high thread count linen, and all bedrooms have walk-in wardrobes, large en-suite bathrooms with spacious separate showers and two with Jacuzzi baths. Each bedroom has sliding doors onto private balconies to fully allow appreciation of the fantastic sea views.
As you enter the villa you find the large main living room, with ample seating to relax, entertain and admire the view. The living room leads directly onto the covered terrace where you can relax and swim in the infinity swimming pool by day, and dine on delicious Thai meals prepared and served especially for you in the evening. Alternatively you can enjoy cooking outside on the gas BBQ, while still taking in the breathtaking twilight views, and enjoy the convenience of the fully fitted luxury western style kitchen, fully equipped to meet your all your needs.
Additionally on this level of the villa, you can escape into the comfortable TV room, to sit back and catch up with world's events or entertainment by watching the 50”, multi channeled, flat screen television or enjoy a movie supported by a state of the art “Bose” surround sound system.
Moving downstairs you will find a games room equipped with another 50” TV and DVD player, pool and table tennis tables and a bar with ample seating, all again with stunning sea views.
There is a generous utility room with washing machine and tumble dryer, large storage facilities and separate staff quarters that can comfortable act as a fifth en-suite bedroom, with king sized bed, TV/DVD and kitchen.
Outside there are beautifully landscaped gardens, a two car garage adjacent to the villa and a stylish lily pond to complete the tranquility.

We would request no-smoking at Andaman View Villa, but those guests wishing to do so are please asked to do so outside, with care.

Rates quoted for Andaman View allow for a maximum occupancy of 10 adults. The Villa can accommodate additional young children/babies, but this will depend on the age of the occupants and is at the discretion of the Villa Manager.
An initial deposit (generally 50%) calculated on the total booking amount is requested and is due immediately after completion/execution of the Booking Form. It must be paid to Andaman View before a confirmation can be issued. The booking shall become effective only when the amount of the deposit has been received by Andaman View. If funds are not received within 5 banking days following the date of the booking, the booking shall be deemed to be cancelled. Funds should be transfer into the nominated bank account, which will accept multi currency.
Final payment consisting of the remaining balance must be received by Andaman View, in one or several instalments, at least one month prior to guest arrival (100% advance payment will be required if the booking is made less than 30 days before the guest's arrival). Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation.
The number of people staying at the property must not exceed the maximum capacity indicated in the booking form, except in the case of infants (under four years old), or unless specifically authorised by the Villa Manager. Should the Villa Manager find out that the number of people staying at the Villa exceeds that on the booking form, additional guests will be charged for at 50 USD per person, per night, or asked to vacate and in case of non compliance the Booking may be cancelled without any other notice without any refund. The Manager, by the Rules, shall be entitled to take all legal measures to make the above enforceable
A security deposit of 20,000 Baht shall be paid to the Villa Manager on receipt of the keys and will cover the cost of repairs, damages or breakages during the occupancy period by the guest. Subject to an inventory check by the Villa Manager the full amount will be returned when checking out or the deposit can be off set against any extra costs incurred during the stay i.e. extra guests, babysitting, food, wine etc.
It is a condition of the booking that the entire guest party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Andaman View is not responsible to anybody for any and all claims including any accidents related to the use of the Villa.
Andaman View shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Andaman View's control.
LIABILITY OF THE MANAGEMENT COMPANY
The Property Manager shall keep the Villa technically totally and permanently suitable for the residence of the number of persons stipulated in the Villa specification. Under no circumstances shall the Property Manager or Andaman View be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, The Property Manager will act at all times in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to or better than those originally contracted. Andaman View at their sole and unfettered discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services.
The Property Manager's duty is to make its best efforts to fix in the shortest time any technical problems which may arise during the booking period. The manager must be notified within 24 hours of the occurrence giving rise to the complaint. If the Villa is vacated by the guest due to above and before the end of the booking period the appropriate refund will be returned to the guests.
CONDUCT & BEHAVIOUR
If a booking is not made by the guest directly but by his agent of representative, such agent or representative shall be co- responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party not behave in such a manner, the Manager may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.
STAFF AT THE VILLA
The villa comes with a daily maid cleaning service. Additional staff, such as cook, baby sitter and driver can be organised if requested in advance, and extra cost. Additional services are specified in The A-Z guide to the villa.
Andaman View is fitted with an individual safety box. Any valuables left at the Villa are left at one's own risk. Neither Andaman View nor the Management nor the staff is responsible for their loss or damage.
ARRIVAL & DEPARTURE TIMES
Guests should assume the Check-in time is after 15.00 pm, and checkout time is prior to 12.00 pm, unless otherwise agreed.
Flexible arrangements may be taken where possible to accommodate flight arrival/departure times etc.
If a guest requests to cancel all or part of the booking he must notify the booking agent or the Villa Manager directly in writing (email acceptable).
The cancellation will take effect from the day the written confirmation is received.
Cancellation charges will be payable depending on date of the notification of the cancellation and the period.
The following general regulations shall apply:
- More than 90 days (12 weeks) before arrival date: all deposit is refundable
- From 45 to 89 days (4 to 11 weeks): 20% of full price will be non-refundable.
- From 30 to 44 days: 50% of the full price becomes non refundable.
- From 29 days and less: 100% of the full price becomes non refundable.
The above cancellation charges also apply if Andaman View cancels the booking due to non-payment for whatsoever reason.
CHANGE OF BOOKING
Acceptance of any change is subject to approval by Andaman View's owner.
DEPOSIT AND ADVANCE PAYMENT REFUND
Refund of monies paid for Villa booking (and services) will be made only under the following circumstances:
The villa becomes unfit for habitation and no equivalent replacement villa can be obtained (this qualifies for a 100% refund) from Andaman View.
The monies will be refunded back to the recipient's account in whatever currency the deposit was paid.
ALTERATIONS AND CANCELLATIONS BY ANDAMAN VIEW'S OWNER
Though it is unlikely that Andaman View will have to make any changes to confirmed arrangements, it may occasionally happen that, and for any reason beyond its control, Andaman View is unable to provide the guest with the Villa booking agreement and will be obliged to cancel the booking (example: Villa is damaged or rendered unusable due to fire, flooding or natural disaster). Andaman View will endeavour to make their best efforts to locate an alternative Villa for the period required but, should this not being possible, Andaman View will cancel the booking and refund the booking in full, (less any bank transfer charges). Andaman View shall not be liable for any further obligations or claims by the guest.
